Let's be clear ... Ski-in/ski-out is rare and prized commodity in Aspen. Sure you can find it at the Aspen Alps, near Lift One, top of Galena St. and Mill Street. Ute Avenue has some “almost” ski home properties; however, you have to take your skis off to cross the street. Same is true at for the Gant.
True ski-in/ski-out is more easily found in Snowmass (scroll down). Many of the popular condominium complexes above Base Village parallel the ski runs and are true ski-in/ski-out. The north-facing subdivisions, such as Wood Run and Ridge Run have ski access to homes, with trails may more likely to suit a better-than-average skier. Both The Pines and Two Creeks have grand and gorgeous homes.
When buying a condominium in Aspen, I always ask buyers how they intend to use it. Do you prefer…
• Rental income
• Location (Close to lifts? Downtown?)
• Amenities (On-site management? Pool? Tennis court?)
• Or will the condo be a 2nd home … with no need to rent
Whatever your preference, you will find multiple choices. For on-site management, rental income and amenities, The Gant and the Aspen Alps are favorites. The Chateau Roaring Fork, Chateau Eau Claire, Riverview, Queen Victoria … all are located on the river and are good rentals.
For ski-in/ski-out, Aspen Alps is good. So are all the complexes at the top of Galena and Mill Streets: Fasching Haus, Durant, Fifth Avenue, Mountain Queen, 700 Monarch, Top of Mill Condominiums.
Other complexes with fewer amenities, but excellent management and location include Lift One, Chateaus Dumont, Chaumont and Aspen … to name a few. Because of the strict zoning and building restrictions in Aspen and Pitkin County, large condominium complexes are virtually impossible to build. For this reason, the stand-bys like the Gant and Aspen Alps are still popular, especially if the unit has been remodeled.
